Fresh asphalt is dark black. Over time, UV exposure turns it gray and brittle. If your lot looks washed out, the binder is breaking down and the surface is vulnerable to water damage.

Filling the same pothole three times a year? That’s your pavement telling you it’s done. Recurring potholes mean the base has failed in that area.
5. It’s Been 15+ Years
Even well-maintained lots have a lifespan. If yours is pushing 15-20 years and showing multiple issues from this list, a full overlay or repave is the most cost-effective move.
